Terminate lease due to paranormal activity?

My friend says the unit she rents, there's always strange noises at night. She would like to terminate the lease, what do you think would the possibilities of Landlord allowing that based on her reasons?

Probably nothing can be done unless the noises get touchy-feely. Then, who knows, she may or may not change her mind.....

It is legal (or customary) here to be permitted to do that. The LL believe the tenant brought the spirits in and the Tenant believes the LL left them in there so they both win.
I kid you not. It is normal to request an out on this basis.
