The problem with taking money before is that they tend not to be as thorough because they have no incentive to work for the money.

My biggest concern tends to be hidden costs. Many contractors are not upfront with their fees.

Big concerns would be budget, reliable contractors, and staying on schedule. It’s also key to make sure the reno adds value.

It’s very true about holding back payment until you are 100% satisfied. Once they have all the money, you are relying on honor… an exceptionally rare trait to be found in Southeast Asia. Even though Singapore is better than the region, the bar is extremely low - and a lot of times you are not dealing with locals.
We even had one contractor that decided to let us keep the final 10% rather fix the remaining issues. It felt like we had finally found the intersection between the lines of laziness and greed.
Another contractor was actually preparing a lawsuit against us for not paying in full despite not delivering what they had promised. After a lot of threats and excuses for why they couldn’t deliver, they finally settled and grudgingly delivered what they had promised… and then we made the final payment.

Don't go by Google, because everything you find on top there is all syndicates, rent seekers sand clever-dicky SEO-manipulating middlemen. Instead, get your guy by asking friends for a lobang. Odds are you'll get a good job for a decent price.
