Renting in an informal way

Hi all,
I was looking at some of the classified ads about renting a room and I came across a few of interesting ads and I started to contact the owners. One of the ads was posted by a person who is actually renting a 3 bedroom HDB and would like to share it with someone else. So you can say that the rental is in an informal way.
Since I'm not familiar with rental regualtions I was wondering if there is specific documents I should ask for. Any advice is appreciated.
