My landlord is trying to sell the unit I rent, there're viewing almost everyday, sometimes 2-3 X a day, I start to feel it's intruding my privacy. I have no maids, so I always have to be at home on certain period of time whenever they want to view the house.

I understood that it is stipulated in the contract that I have to let them view the house. But everyday?
What can I do? can I ask them to view it only on certain days & certain period of time? Please help

You have your rights, just state a comfortable day and time every week in which the agent can come by ie: Every Wed, Thur and Fri 2-4pm. That may not be as bad as everyday.

Check your lease agreement again. What does it say about situations like this? If it is the bog standard version, it usually requires the tenant to allow fair and reasonable access for such purposes. However the tenant's right to privacy comes first and the landlord (of their agent) will expected to give adequate notice and not make too many visits. They should have to suit you, not you suit them. Joop's suggestion is more than reasonable: I would be even stricter with my landlord and fix it to just one or two days a week, with a maximum of 3 visits per day.

Thanks a lot for the reply, coz my landlord sometimes being 'unreasonable', i.e he changed the sofa to a lesser quality type(http://www.singaporeexpats.com/forum/ftopic39411.html) and recently he asked whether we can move out 1 month early (we are moving in 2 months) as he has prospective tenant wanted to move in 1 month early than our expected date to move. (I'm sure the rental value these days are at least 1.5X than 2 years ago)

was in same situation a few years ago. 3 agents brought people to view my place at different time of the day on a daily basis. got fed up and restrict it to sat/sun afternoon. landlord was unhappy and kept calling me to open the house for viewing. luckily i have another lock to the gate so i have no worries about strangers coming into my place to view it.

if a tenant break the lease, the landlord will definitely ask for compensation. in your case, if the landlord ask you to move out at an earlier date, is he compensating you in any way?

if you have yet to find a place, just tell him to stick to the contract date.

You're right oku, the landlord should compensate us if he wants us to leave earlier, didn't ask him that, as we can't trust him anymore. Last time he changed our sofa to a lesser quality type & dusty, asked him to give back the previous one, he said that it's up to him which sofa he wants to give us since we're only renting. Insist to have the previous sofa back as my children were sick bcoz they're allergy to dust, he asked me to pay $150 for delivery.
Don't want to continue arguing with this crazy guy, just pay the $150.

So I guess, by sending people eveyday this could be a way to harrass us...
I think he'll be very unhappy if I give him only 3 days for viewing, coz he's the type of 'me first' (never think about other people, only think about himself).
But, I really fed up with the situation, so I'll let the agents knows about the viewing time.

My experience with my singaporean landlord really dent my overall enjoyment living in Singapore.

well, i knew my landlord was unhappy with me and so i make it very clear to him that i wouldn't hand over the unit til i get my full deposit back.

he came on the day the lease expired and tried to find fault. well, we told him, no full refund no moving out. he can call the police by all means, we are staying put till we get the deposit.

anyway, there are good and bad landlords so just your luck, you got a bad one. better luck next time mate.
