Any idea whats the market rate to rent a 4-room flat out??

I guess it could depend on a few factors, like how long the owner has owned the property, due to mortgage commitments, although depsoits are quite low for Singaporeans that buy around 5% I believe, I would still think a rental between 1.500 to 2000, would be normal, depending on condition and amenities.

Also some HDB in that area maybe built to owners designer specifications if i'm not mistaken, when refurbishment was done, I think SMS may know more about it than myself.

No way would a 3 bedder in Punggol be worth $2k. Maybe at the moment, you might get $1500 for it. There are places in Holland Village for $1800 at the moment. (I still think these places will be sitting empty for a while as there are still 2 bedders in condos for that price range).

I would make a rough estimation of about 1.2k to 1.6k..Its the rate for Tampines nowadays..still..there's lot of factors to depend on..

Nice link there. Our readers could probably add 20% to those areas close to the CBD and surrounds and maybe 8 to 10% to the rest of the areas about now (end of the 2nd quarter) and it would probably put them in the ballpark.

Agree with SMS basically, but i would have thought a minimum of 30% too low. also think its very odd, that the rental is not rounded up. I have never seen anyone asking for 15$, like 1,015. Singaporeans normally work to the nearest 100$ in my opinion! Am i taking the mickey? I was always under the impression it was people from Scotland, that were tight and stingy, until this was proved untrue, then it was Yorkshiremen,(there could be something in that one) Then my worldly experience and common sense, told me to take off my blinkers, to see the real world, tight, and stingy people are in all walks of life! Many Brits too!

I think they just used simple mathematics. Total rental costs divided by total rented units of a given size. hence the odd numbers.

Puggol should be a cheap area to rent cause there are still plenty of empty units unsold there. This shows that the entire area is not a popular choice for the local.

I believe it could range from $800-$1000.

Do share with us the outcome of your rental over there.

Hi We are also considering to moving from renting a landed house to HDB housing.
My question is, how do I find such housing? Should I look for an agent and let her find them for me or are there places where these ads for HDB flats are placed?

It will be hard to find an agent who will really work for you because of the relatively low commission that they can make from you.

Your best bet would be to check out the Straits Times Classified every Saturday. Unfortunately, they don't list HDB rentals by area, so you have to do some searching to find the flats in the locations that suit you. Then simply call the numbers listed and make an appointment to view.

Chances are, you'll be one of many viewing the place, all at the same time. Bring your cheque book because these places go FAST and the flat is often rented out on the same day it is advertised.

Don't forget to make sure that the flat is APPROVED for rental to foreigners. Theere will be a formal letter from HDB granting such approval to the would be landlord. Don't bother with any ads that state 'lock one room' as this means the landlord DOES NOT have approval to rent his whole unit out and is 'reserving' one room to imply that he is still staying there. This 'lock one room' system is not recognised by HDB.

What i have noticed here are a number of landlords, that take the agents advice on rental, which is normally quite high, because they are screwing up the commission.

It is quite easy to find apartments if you place an advert in the area you want to live, again there are many cheats and rogues in the market, that will attempt subletting, so you really have to be on your toes, one step at a time and double check everything before handing cash over, otherwise come the move in date, you maybe only one of many! Due to the apartment being rented out more than once, then the guys done a runner too, with everyones $. Make a check list of do's & don't forgets!

This formal letter from the HDB, can I just ask to see that from the landlord when I go view the house?
Is it not kinda rude of me to ask that or would they understand that I'm just being carefrul?

Also how does these things work, there's gonna be a contract right?

Before going for the viewing of the HDB flat, you can ask the agent/landlord if the unit is approved for renting out.
