Rental Agreement

Hi

Does anyone have a sample copy of room rental agreement for 1 year lease and care to share with me. The landlord does not have any agreement to sign and just collected the deposit & rent. She asked me to help her to draft the agreement for her. Anyone care to help?


Do you have to get the goverment (IRAS) to stamp on the agreement for monthly rental of S$600. Who has to pay for the stamp duty? landlord or tenant.

Hi.

I can't send you a copy of a rental agreement, but you can probably get one from the agent or agency you worked with. Room share agreement is quite specific to each case, so it will differ from the standard lease agreement and will need to modify accordingly.

As for the stamp duty, the tenant usually pays for it. It's more or less protection for you as a tenant. I believe Singapore is quite pro-business and pro-landlord... so without a written and signed agreement, you are pretty much under the grace of your landlord. I suggest you get a copy and pay to have it legalized.

Id second that, a contract is easy to write up or find to copy but definitely get one, even if your landlord doesnt go bad its just good sense to have a written/legal/binding agreement, protects both you and them.
