Hi , I am Malaysian and plan to move Singapore soon.

Actually, My fiance and i plan to rent 1+1 HDB house in Singapore, but some of my friends said that 1+1 HDB house are reserves for the elder Singaporean individual.

So if we rent the 1+1 HDB house, are we violate the government rules? Thanks for advice. [/b]

1+1 room means = 1 bedroom HDB house.

There are such HDB units in Tanglin Halt & Commonwealth area.
For units which are bought from open market & fully paid off by owners, rental shd be possible. You may contact any housing agent to check out.

For some strange reason "dlim" smells like a real estate agent. I guess I'll be keeping an eye on this one for a while.

I could be wrong, but my understanding is that these flats are only for the elderly and the lower income singaporeans. (less than SGD $1500/mth)

They are not supposed to rent out the flat & if caught doing so, you'll have to move out & the gov can take back flat from the "owner". (most of them don't actually own the flat, they are renting it from the gov)

However, there IS a black market for renting these type of flats so I believed that everything should be fine as long as you don't open the door to the gov inspectors. (Not sure how frequent inspections are carried out tho)....

Since they are for the "poorer" people, do not expect a very "nice" environment.

Prices should be around $700/mth. (Maybe higher since the property prices are crazy right now)

Do be careful if you are renting from someone who's renting from the gov.
Sometimes, people who has been defaulting on the rental will try to rent
out the flat so that they can run off with the deposit.
(The gov is going to confiscate the flat anyway so they have nothing to lose even if you report them)

I will confirm pkee information about the 1+1's in the post above. I know two instances personally of people staying there and one being booted out as it was being sublet to him & his wife which is against the HDB policy. It is done but they have no compunction about tossing abusers out on their butts if caught.

I think only Singapore citizens are allowed to apply with HDB to rent those cheap flats.

In the open market, please note that it is illegal to lease out the entire HDB flat unit, even if the landlord locks one of the bedrooms. Many local HDB landlords are in fact unaware that they are breaking the law because "some people from the property industry" told them its perfectly legal.

Generally, tenancy of HDB flats are only allowed in the following scenarios:-

(a) It is OK to rent rooms, not the whole flat and the landlord MUST live in the same flat with the tenants.

(b) Whole units of HDB flat may only be leased in special cases (eg. if the Singaporean landlord is working abroad) and permits from HDB must be obtained.
