Tenancy agreement questions

Can anyone advise me on the following questions?
In the event of replacement (not repairs) of the fridge/washer/furniture, who will pay, the landlore/tenant?
In the event of repair exceeding $150, should the tenant pay the initial $150?

if the replacement is due to proved "wear and tear" they will have to, if you broke it, well... you know what to do.
they normally let you buy first and deduct from the rent against a bill, or they will get for you a new one or "new" second hand one.
in my case with the fridge, i just got me one from the korean site so cheap and good that i decided to keep it for me so i just asked the owner to come and fetch her damaged one, she did it and there was no problem at all.

about the TA minor repairs clause, it stays the following:

the plumbing repairs were S$250 so that goes on the text in bold, right?
his answer:
You are absolutely right.That means the l/lord has to foot in the remaining $100.However,in future should there be any repairwork which exceeds $150,you will have to seek clearance from the l/lord before proceeding to do the work.

Does anyone know if the tenant should be responsible for the initial 150 in the event of "wear and tear" replacement?
Reading Singaporean tenancy agreement is really frustrating for me:( All these hidden fees for tenants.

My agreement I do have to pay the first $150 for non wear and tear but I also capped it per annum which they accepted.
If you cant see it in your contract then it aint there. Its not like its a standard term on every contract. ive no doubt half the
property agents just rip off each others contract which is why some contracts look the same.

I normally pay for such things as light bulbs etc. because i assume they fall within the $150 limit for repairs.

The answer is no, fair wear and tear, should not be paid by the tenant, it is included in the rental fee paid, the landlord cannot take from the deposit, for wear and tear. Although there are no rules here, and they will try everything.

correct in all statements according to my understanding.
wear and tear means that it is not your fault, it is plain and beautiful entropy and the owner have to take care of that.
major/minor repairs (major plumbing jobs, electricity, cabinets, etc) are not really "wear and tear" per se, and they follow the rules of minor and major repairs respectively.
if you have a specific query send me a PM and i can check with my agent, that guy is great, he never stops at the contract signing but he just keep very involved and helpful even after a year or so.
