Could someone please clear up a small bit of confusion for me. I'm about to rent a condo for $3000 per month. I've employed an agent to find this place for me, and when we got there we met the landlords agent at the property.

The place is nice and we want to take it, but can somebody advise whether I have to pay any agents commission. As I understand for rental over $2500 per month this cost is borne by the landlord, which is paid to both our agent and the landlord agent. Am I right in thinking this? Does the length of the lease have any effect on who pays (we are on a 12 month lease).

Hello, as a property agent now. There is no right or wrong if you want to pay or not. If you think your agent service is good and agent has been servicing you well. If you think your agent deserve it so why not give them commission.

We don't get any basic pay from our Company, what we do is to provide good service.

1)Landlord does not pay both agents. Landlord only pays to her/his agent. And landlord agent have to share the commission between tenant agent.

2)1)If landlord agent does not want to share the commission with tenant agent. Therefore, tenant agent will get from tenant.

So what skyblue is saying is that it is okay not to pay your agent unless the otherwise was agreed beforehand. If you want to you can pay them though. If you feel like paying me for my free reply here then let me know and I will let you know my bank details (cash, transfer, cheques, credit card and paypal accepted in all major currencies).

I would like to know if that person is registered or not with advice like that? I would suggest they are not, the paper said 4 in 5 agents in Singapore are not registered agents.

If you cant negotiate a wage and commission structure with your employer and cant negotiate a fee from the landlord for finding a tennant can I suggest you are not in the right game.

If your contract is over a certain threshold then the landlord pays the agent commission. Read the sticky for some info.
