Aircon Maintenance Service and Repair. Who Pay?

Hi All
May I know usually who pay for the repair or service for aircon for a room rental? Landlord or tenant? It is not stated in the tenancy agreement. Thanks!

Should be in the TA with expected frequency of servicing, normally the tenant pays for servicing, landlord pays for any defects and repairs. Which is why its important to have them service to stop the landlord from coming back saying you broke it by not looking after the units.

The landlord engaged own aircon service company for service on two occasions but have not mentioned the payment wise to me. Shall i ask?

If its not mentioned in the TA, let sleeping dogs lie. Just go through the TA with a fine tooth comb, make sure there is no way the Landlord can hit you at the end of the tenancy for all the air con maintenance cost, which could be marked up to his advantage

it should really be covered in the tenancy agreement.
in my tenancy agreement it originally stated that the tenant was responsible for servicing and maintenance of the aircon units. i got it changed before i signed to the landlord being responsible for maintenance.
if you are responsible for servicing in the tenancy agreement, its worth making sure you keep all your receipts, so that the landlord can't claim later that maintenance is required as a result of your negligence.
