HI All,

I just bought a place and am in the stage of planning deco.
Would like to get your input on what are the type of deco, furniture, appliances that you look out for when choosing a home to rent?

ie. is having a ceiling fan a plus point?
You prefer place to come with furniture or bare?
What about color of wall?

Avoid, gold swan shaped taps, clam bathtubs, Louis 16th curtains. How many time have I visited places and landlord insisting the glass beaded walls was very expensive and hand-made in Italy.!! In the UK for rental properties the best bet is stick to BMW, Beige Carpets/floors, Magnolia walls, White ceilings.

Just keep everything neutral, and if its empty you have a better chance of keeping a long term tenant as its more of a pain for them to move once they have installed all the furniture. Also when it comes to viewing an empty place looks a lot bigger. Have a budget for rental furniture should a potential tenant want it furnished, they can even choose the furnishing. Best is rental as you can grantee the next tenant wont like the furnishing.

1. A convection oven combined with a microwave.
2. No marbles in the bathrooms!

Functionally it is but usually it spoils the room appearance-wise.

All the other questions make not too much sense If I tell you I prefer very simplistic, Zen-like design with white walls etc, there will be tons of ppl who prefer gold swan shaped taps, clam bathtubs, Louis 16th curtains so no point. You will gain here, you will lose there.

No leather or fake leather furniture, in this weather it was driving me crazy when I was getting 'pasted' to the sofa each and every time, no matter if the aircon was on.
When it comes to decorations, I agree with x9200 - it is hard to tell, as everyone has different taste, however I think the more simple you will make it, the better. If someone is into gold swan decorations, they can always put those on the shelves, but to remove gold swan tap that would be a challenge

We learned this lesson a bit late after spending 9k on a nice Italian leather sofa set . . . (no, not pink/salmon)

Ceiling fan is a must . . .

I like the semi minimalist look, I done the minimalist route for 5 years and all I can say its hard work and surprisingly expensive as the only way it really works is to have the few items in the unit of exceptionally high quality. I saw some gold swans or was it dolphin taps in HK at a shop and they were so over the top I was temped to get them. Its OK if its done in a tongue in cheek sort of way.

Interesting description of swan head taps to put across minimalist deco goes a long way!

I had initially thought some simple furniture would feel more welcoming than a bare unit.

And a leather sofa gives it class!

Even thought of getting big plants to put along the planters to `beautify' the place.

Yes! And leather pictures/sculptures on the walls. Also crystal chandeliers boost the classiness tremendously. Now you are only a step away from Louis the 16th at least from my perspective.

Nah, you also need a large ostentatious water feature with fat cherubs around it. This is especially good for feng shui!

Koi fish add on to the private fountain is a must!

Really curious why do you think a leather sofa gives the place class? Is is because its leather?
Does the colour and shape effect the classiness?

What exactly do you mean by class, does it mean expensive, so a hand made zebra skin very expensive sofa is that classy?
