Last question (he says hopefully)....and thanks to those who have responded to previous topics.

The proposed tenancy agreement stipulates that we must have all AC units serviced every 2 months, and that the landlord may ask for the service history to back this up. Is this standard?

Also - I now discover I am liable for the stamp fees to execute the TA document. $560 - again, is this standard?

they both appear in my TA, although aircon servicing is quaterly and the stamp duty was less.

Both are standard in most TA but Air Con servicing is normally quarterly so I would question that.

Stamp Duty is calculated depending on the monthly rental amount and the length of the TA

For the record, I told my LL that I hardly use certain AC units, which can be corroborated by the service dude. (I live by the East Coast, pretty breezy here.) Anyway, nett nett, the servicing frequency is less and the total charges are down. Worth a try eh.
