While I lol @ this dude walking around the room in (only) his underwear, did you move out because you caught him doing this? That may not have been valid grounds to break the lease. Either way, you'll need to take him to court (or SCT) to try and get your money back.

Also, I do assume your TA had a clause about requiring notice to enter?

Yes, took him to SCT for mediation, but he did not show up for any of them. The default judgment was entered against him to pay back in July 2012. Until now, he still ignores the court order and refuses to pay.

I have spoken to several lawyers and they all say the enforcement options are too expensive and the only way is just to forget the deposit.

Already been to the police. They did not give a damn. They said trespassing by a landlord in Singapore is perfectly legal, even if the TA says to give notice before enterting a tenant's room.

If my landlord decided to trespass in my property (the one I rent) I would change the locks. How dare they!! What's the point of privately renting a property only for this kind of shit to happen!?

According to the TA, I am not allowed to change the door lock because the door belongs to the landlord. I am not allowed to make any sort of alterations unless permission is given by the landlord. After seeing the CCTV, I moved out immediately so my stuff do not get stolen.

If you are renting rooms in Singapore, watch out for guys like him.

And even with an Order of Tribunal from SCT, the landlord still refuses to give back my deposit.

I am wondering whether justice even exist in Singapore.

Yeah that's what I would assume too, unfortunately. It is their property, and if your TA requires them to give notice of entry, then their entry without notice is just a contract dispute.

How much does he owe you? What were the options you were told about to pursue the judgement?

The truth is the apartment unit does not even belong to him. He rented the whole unit from an owner and simply sublets a common room to me. In the video, you can also see that the owner trespassed into my room with the main tenant.

He owes me about 3 grands according to the order of tribunal.

The enforcement options are expensive on top of what he owes me already.

Of course, I showed his underwear bit to about 20 police officers at the police station, and they simply laughed at it. Sure, the police report was filed, but they can do nothing about it, since it is not a crime to trespass in Singapore. They asked me to file a Magistrate's Complaint. I went there and the female judge said if no one gets killed, then the case will be dismissed.

I'm really starting to agree with OSOD about the police. Are they really that BAD?! We are already getting stuff about them up here within the last few weeks...
