Renew EP 2022 and tax issue

Hi all
I have only 1 year EP and plan to renew early next year. I have few questions that I couldn't find here
1. Can I renew by myself if I am owner of company (employer)? I don't want to hire registered agent as I have bad experiences using agent.
2. Now I rent Service Apartment which I don't have tenant contract so this will have negative impact of renew my EP? Should I stop using Service apartment and change to rent condo? Im afraid this will impact negative to renew ep
3. This year, i stay in Sg not over 60 days so i do have to pay personal tax? This will impact negative of renew ep?
