Re: Possible/How to Evict Noisy Neighbour?

hey all, thanks for all your inputs! Some good help here so would like to summarise what someone else could do if this happens to them, basically my lessons learnt in this Singapore land of rules that don't actually get enforced. Today the noisy neighbour is gone, he moved out...due to his lease exp...

Re: Possible/How to Evict Noisy Neighbour?

Thank you Lisa! Just out of interest what is your nuisance neighbour being up to please? Good points you have. I've tried to soundproof but the noise is coming from the floor below me, rugs and rubber mats do nothing...even this sound can be heard in opposite rooms from where the dog is locked in. I...

Possible/How to Evict Noisy Neighbour?

Dear expats, Firstly you can refer to my previous post from some months ago if you want some context: https://forum.singaporeexpats.com/viewtopic.php?t=142036 Basically my neighbour continues to be a nuisance, if his friends are not screaming at 3am in the morning we've had this: -The couple living ...

Re: Noisy neighbor most nights until 7-8am, what can we do?

@Rocketboy near a heartland HDB area, definitely not an area like Geylang. You can't choose your neighbours. @Lisafuller if reached out to them in a nice way over balcony, instead I get yelled at. The tenant has also tried to intimidate me in the condo carpark. Silly boy he is, I just stood there wi...

By 3pm they're off to the KTV...weird must be on something. @PNGMK valuable points thank you! I'll ke...

Noisy neighbor most nights until 7-8am, what can we do?

Dear Expats, In the last 3 months a new tenant has moved into the unit directly below mine. Since they have moved in I've to put up with 1 of 2 things 6 to 7 days a week and basically got no sleep: 1. Party start at 8/9/10pm and goes non-stop until even beyond 7am. Noise issues include music, shouti...

Re: Transferwise do cheap transfers but more important can provide US, UK and Aus bank accounts

Been using them for a couple of years. If you simply want to straight funds transfers to saving/cheque accounts in other countries then they work great and almost the cheapest rates. I've had transfers out of Singapore reach US and AUS bank accounts within 5 mins to 12 hours max....very quick. Howev...

Employment Pass - Conditions on holder once in Singapore

Is there a condition on EP holder that you need to reside in Singapore for a certain number of days per year? My employer wishes me to travel a lot this year, well most of the year, but they are worried it may be a violation of my EP if I'm not in Singapore for the majority of the year. Trying to fi...

How would you guys deal with a LL and Agent that during the handover says "we will get back to you in a couple of days while we do a further inspection?"

Re: Tenancy agreements/leases and your rights as a tenant

Whoa, this took me hours to read! Thought it would be nice to add the TA made by CASE: https://www.case.org.sg/pdf/Model%20Tenancy%20Agreement.pdf Sorry if it has been posted here earlier, of course amendments to the file should be made on case-by-case basis. Great thanks! This one is for HDB thoug...

Re: Tenancy agreements/leases and your rights as a tenant

Well there you are; you've helped yourself. Please post a link to the guide for others. Being able to quote ad infinitum and verbatim from an actual source is a good way to bloody the noses of these rapacious bastards. Edit: What you might want to think about is whether any of those marks are damag...

Re: Tenancy agreements/leases and your rights as a tenant

Straight from the Small Claims Tribunal's "A Guide To Tenancy Disputes": "At the end of the tenancy, the tenant is expected to return the premises to the landlord. However, it is unreasonable to expect no changes to the premises after living there for some time. Hence, the tenancy agreement usually ...

Re: Tenancy agreements/leases and your rights as a tenant

Fair wear and tear but depending on the floor material (is that stone or tile?) it may buff out. Floors are problematic here - some LL put down marble, which while it can be recut, damaged easily. Others put tiles which means one chipped tile can lead to an entire floor being relaid. Either way sho...
