It's not a 'rule'- just a guideline that they will try to get away with if you agree to it. There are plenty of other agents out there who will not charge this 'fee', just look around.

As of Jan 1st 2011, haven't the rules changed regarding commissions paid to an agent (tenant)- even if the rent is over 3K SGD a month? I would wash their paws off upon returning home especially if people are putting out pesticides on the grassy areas. Your dog can easily have a reaction to something like that.
