Quick question, is there 7% GST on an agent's commission?

Depends if the agent is self employed or part of a real estate firm that is GST registered.

Technically yes, but negotiate a flat rate with your agent. For one year lease they typically ask for half a months rent in commission - I negotiated 40% flat fee both times
