Rented House Handover dispute

Hello Experts

First of all please except my apologies if this post is not in right channel.

I have a difficult situation where I was made to sign at the time of (rental unit handover back to agent) that I would be painting the house. But I realised that I should not be responsible for this. Am i obliged to do it since i had signed on the handover document or can I refuse it if i have valid reasons.

Please suggest!

Why do you need to paint the whole house? Is it stated in the TA that is the Tenant's responsibility to repaint prior to handover?

If it is no stated in the TA, try to dispute the handover form. But I guess the Landlord side may deduct the cost of painting from your deposit.

Unless the tenant uses the wall as a drawing wall.
Kids do their art drawing on the wall.

If this is the case, should the tenant paint the wall when handover?

If crayons were used for the colouring it would almost be a necessity as the wall would have to be cleaned, primer applied at least 2x before putting on the top coat due to bleed through of the crayons that have leeched into the wall. I'm pretty sure it could be classified as "trashing the premises".

In such a case, yes, Tenant will be responsible to make good the wall as this is not a wear and tear.

The TA should have a clause that states that Tenant must maintain the property in good tenantable condition, wear and tear excepted.

It's always recommended to take photos of the premises during the handover to avoid any disputes at the end of the lease. But that said, some landlords still want to charge under tenant's account.
