Why you SHOULD have an agent to represent you?

Why should you NOT call the agent who posted the advertisement?

Have you ever tried calling property advertisements posted by agents? These agents who are advertising are representing the landlords / sellers and they are bound by the regulations of the Council of Estate Agent (CEA) to protect the interest of landlords / sellers.

In other words, these agents ought to be negotiating to get a better price or better terms for the landlords / sellers.

Imagine these scenarios:

  • Scenario 1
    Property has defective appliances which is not easily spotted during the initial viewing. Will the landlord's agent highlight to you and test each and every appliances during property handing over?

  • Scenario 2
    During the property viewing in the weekends, the seller reminds his agent not to mention that the property is noisy during the weekdays because of nearby construction sites. The agent is also told to hide the various defects of the house during viewing. Do you think the seller's agent is obligated to reveal such information to you?

  • Scenario 3
    When preparing the Tenancy Agreement, landlord instructs his agent to increase the minimum repair clause to S$500 (the amount of repair bill that the tenant shall pay for each item. Landlord will only pay any amount above that). Will the landlord's agent advise the landlord that this is much higher than the usual practice?

Why enter into a situation when the agent you are dealing with has an interest and duty to protect the landlords / sellers?

Why risk signing an agreement prepared by the agent who is collecting commission from the landlords / sellers?
