If I read your post correctly, you've only had to allow access about 2x a month then. It also sounds like you are not willing to allow him to show the place at all as if it's only been 2x a month and you cannot find a mutually agreeable time........
Are you sure you are not just miffed at the 20% increase in rental and being difficult?

No. I figured months ago that he would increase the price. I am moving out. I gave notice (which I did not have to do because my contract expires) and found out the new price afterwards. The Landlord kept on insisting that he was selling until I saw 4 ads for renting my new apartment at a higher price.
It's been about 3x per month for 2.5 months. Do you think it is reasonable to have 35+ people in your living room for a viewing? If so, invite me over and I'll snoop around your place, make comments about your personal photos and furnishings, and maybe knick a few items. Because, I cannot watch over 35 people and my belongings. My landlord does not use an agent and I must be present to monitor the traffic.

But could he have brought them over one at a time, say one an hour, for three days in order to give all those interested a viewing?
